Part 12 of my Housing Affordability series at Mercatus

Are Property Taxes Regressive?

The conclusion:
A region that allows ample new supply and imposes higher property taxes is friendlier to households with lower incomes than a region with obstructed housing supply and low property taxes.

  1. Another advantage of property taxes is that they would allow a decrease on the reliance on income taxes.

As you may know, there is a great deal of difficulty in giving poor people benefits which are then withdrawn as income rises, which leads to effectively very high marginal tax rates. Additionally, very productive people often complain that they face High marginal tax rates.

Moreover, income taxes, globally and domestically, personal or corporate, have become a shell game Gong Show. Property taxes cannot be dodged although ownership may remain obscure.

But I see absolutely zero traction towards moving to a system of property taxes in the United States.

  4. If you’re planning to make a larger down payment, a mortgage calculator can show you the financial benefits. By increasing your upfront contribution, you reduce the principal, lower your monthly payments, and might even eliminate PMI altogether, resulting in long-term savings.

  5. Lower Mortgage Rates tend to benefit first-time homebuyers the most. These buyers are typically more sensitive to changes in monthly payments, so even slight decreases in rates can make the difference between renting and buying. It’s one reason why lenders often highlight opportunities for first-time buyers when rates dip.

  8. Your down payment size plays a crucial role in qualifying for a premier mortgage rate. Borrowers who put down at least 20% generally secure better rates because lenders view them as less risky. A larger down payment also reduces the need for private mortgage insurance, further lowering overall costs.
